About the Client

Zareh Commercial Real Estate is a Regina-based commercial brokerage working across office, industrial, retail and multifamily sales, leasing and advisory services in Saskatchewan.

The firm needed a website that reflected the complexity of commercial property search rather than functioning as a static brochure. Buyers, tenants and investors needed clearer paths into available properties and services, while the team needed a practical way to manage listings without depending on a developer for every update.

This became a commercial real estate website and CMS case study focused on property discovery, listing management, search visibility and inquiry conversion.

Project snapshot

  • Industry: Commercial real estate
  • Market: Regina and Saskatchewan
  • Primary goal: Make properties easier to discover, manage and inquire about
  • Work: Custom website design, CMS development, property architecture, technical SEO and local search optimization

The project is a core example behind our real estate website design work.

The Challenge

Commercial real estate websites have two audiences at once: the people searching for a property and the internal team responsible for keeping listings accurate. The previous experience was not serving either side as well as it needed to.

  • Property listings were difficult to browse and compare.
  • Sales, leasing and advisory services were not clearly differentiated.
  • The team needed a more maintainable listing workflow.
  • Mobile property discovery needed improvement.
  • High-intent Regina commercial real estate searches were not supported by a strong page architecture.
  • Inquiry paths needed to connect individual properties and services to the right next step.

The objective was therefore not simply a more polished real estate site. It was to create a property-discovery system that could support both marketing and day-to-day listing operations.

The Results

Following launch, the new Zareh Commercial Real Estate website recorded measurable improvements in property discovery, engagement and site performance.

Measured outcomes

  • 87% increase in organic property searches
  • 4.8× increase in time on property listing pages
  • 3.2-second average page load time
  • 100% CMS-managed property listings for ongoing internal updates

The combination matters: search brought more property-focused discovery, visitors spent substantially longer reviewing listings, and the brokerage gained a maintainable system for keeping inventory current.

This case study connects real estate website design, web development and SEO in a single commercial real estate platform.

Solution

Web Design & Development

We designed the website around the way commercial buyers, tenants and investors search: property type, location, use case and specific listing details.

A CMS-managed property system

  • Built a structured property CMS so listings can be managed without rebuilding pages.
  • Created property filtering and discovery paths for different asset classes and needs.
  • Built reusable listing templates with consistent property information and inquiry actions.
  • Separated sales, leasing and advisory services into clearer commercial paths.
  • Improved responsive behaviour for property research on mobile devices.
  • Connected listings to consultation and property-inquiry actions.

The result is a 100% CMS-managed listing system that gives the brokerage more control over its inventory while maintaining a consistent user experience.

This is the kind of operational website architecture we build through Regina web development, not just visual redesign.

Search Engine Optimization

SEO was built around commercial property intent instead of a single broad real estate keyword. The architecture needed to make the relationship between property types, listings, services and location clear.

Commercial real estate search structure

  • Optimized service and property pages for relevant office, industrial, retail and investment searches.
  • Strengthened Regina and Saskatchewan location context where it matched the business’s actual market.
  • Improved metadata, headings and internal linking.
  • Structured listing pages so search engines could interpret property content more consistently.
  • Improved performance and technical page quality.

The strategy reflects the same principles behind our Regina SEO work: assign search intent to the right page, make the page useful and connect it to the rest of the site deliberately.

Content & Conversion Strategy

Commercial real estate decisions require more context than a photo and an address. Listing and service content needed to help users understand property type, location, use case and the next step for getting more information.

We structured service and listing content to support that research process, while keeping the CMS practical for ongoing updates. Trust and expertise were reinforced through clear brokerage information, team context and consistent property presentation rather than generic marketing copy.

The result supports both search visibility and the browsing experience expected from a modern commercial real estate website.
